Most insurers treat a house as unoccupied after thirty days.
Rather a lot follows from that.
Once the clock passes thirty days, the conditions attached to your policy begin to matter. Many require a documented inspection every fortnight — every room, the loft and the exterior — recorded and dated. Some go further, excluding escape of water between October and April where those inspections have not been carried out.
We keep that record.
But more importantly, we know what it means to look after a house when its owners aren't there.
We notice the small things. A window that isn't quite closing properly. A damp patch that wasn't there before. A boiler that sounds different. The little signs that, left unnoticed, can become expensive problems.
That is the kind of care we'd want for our own home.
Three ways of being looked after, depending on how much of the house you would rather not think about.
Keyholder
A set of keys held securely, thirty minutes from your door. We admit and supervise contractors and deliveries, attend when an alarm sounds or a neighbour calls, and reach the house within the day when the weather turns. No scheduled visits — you ring, and we go.
Guardian
Every fortnight we walk the whole house — each room, the loft, the exterior, the heating and the water — and send you a dated record with photographs afterwards. Post collected, meters read, and anything that wants attention flagged while it is still small.
Guardian +
Weekly visits from October through April, and the house made ready before you travel — beds made, the heating on, a modest shop left in. Gardens maintained, windows cleaned. A quarterly written report on how the house is weathering the year.
Because of our practical experience looking after properties, most of what an inspection turns up can be dealt with directly by us — repairs, repointing, roofing, joinery, decorating, and the general business of keeping a coastal house in good order. It also saves you the hassle of finding and coordinating tradespeople from hundreds of miles away.

I served a traditional building apprenticeship as a young man before spending twenty-four years in the British Army. Both professions taught the same values in different ways: pay attention to detail, assess things properly, record what you find, and do what you say you will do, when you say you will do it.
That experience means a routine inspection is more than simply ticking boxes. If I find a slipped slate, a failed seal, or water tracking down a chimney breast, I can usually diagnose the problem and, in many cases, put it right. Should more extensive work be required, I'll explain the options clearly. Whether you choose us to carry out the work is entirely your decision.
